A safer bet for landlords?

Today we focus on the most lucrative areas for investors who want to be a landlord. There are a number of good reasons to pursue renting to military families. We will cover them, but a big motivation is the idea of a more stable tenant. 

The return on investment in some of these areas can be amazing! In one area we will look at, the initial math is showing a 15% return on investment! How amazing would it be to get that kind of return on a rental property? Of course, it takes a visit to get more ground truth to make sure those numbers fit, but with numbers like that - who would not want to at least consider investing in some of these areas?

We are going to revisit our chat about derivatives. It is a tough one since there are some many folks out there that want to try and cash in on the fear of derivatives. It can make it hard to separate the rational concerns from the hype. Today, we will talk about a few more numbers relating to derivatives. We will also talk about some safe and sane ideas on how to be prepared for the bad things that would come our way if the derivatives market were to tank. Nothing as extreme as digging a bunker in your back yard, but just some good ideas that would come in handy when anything bad happens, from earthquakes and tornados to out of control inflation.

PLUS:  Big change in real estate law in Nevada!

We are going to hit a few interesting topics today. First, we are going to take a few minutes to talk about a huge change in Nevada that happened last week. It's a longer story, but this latest decision is a huge reversal for folks that were buying HOA loans in order to gain ownership of properties - without having to pay on a foreclosed first mortgage! Interesting how much data is just wrong

Welcome to it folks! Today I was all set to discuss metro areas that have seen the largest percentage increase in home prices. However, in looking up data for the areas covered, I discovered that lots of these numbers seem to be incorrect! So we will run down the top 10 and compare what the National Association of Realtors is reporting against what sites like Zillow seem to be saying. We will discuss each area and point out the discrepancies.

However, you can also use this list as a jumping off point to determine if any of these areas look like something you might want to get involved in as an area for investment.

A look at some very scary bank stuff

Today we are looking into something that I have been tracking for a while. The big scary word to connect it all is Derivatives. What is really nuts is that these derivatives sound amazingly like the same instruments that caused us so much trouble in the real estate bubble. The financial crater could be HUGE as derivatives make up hundreds of TRILLIONS of dollars and what is worse is that all the big banks are heavily invested in them. So we will take some time to try to understand what they are, who are using them and what kind of risk they represent to our economy and of course, our real estate market.

I realize that this topic is kind of out there, but I like to try and point out what I think are potentially the biggest threats to your prosperity and this definitely qualifies.

We will also talk about some fresh off the presses numbers for Houston that will be an interesting addition to what we talked about yesterday.

Plus, another drop in the modification rate at fannie and freddie that some of you may be able to take advantage of!

Will this solve the demand problem?

The good news is that more apartments are being built in  2016 than at any other time in the last 10 years. The bad news is that for some areas, it still will not be enough to satisfy demand.

Today, we will talk about the top 10 cities that are adding apartments. We will compare that to the list of the most expensive places to live and see how much cross over there is between the two. However, this is great data for trying to figure out how the rental scene might be changing in your area. PLUS: Post Olympics property investment?

An interesting article was posted over at lifehacker the gives some eye opening insights into what a millennial thinks about buying real estate. It contradicts some of what we have been told millennials are looking for but also gives some good suggestions that we will review in todays show.

We will also take a few minutes to discuss overcoming the fear relating to moving forward with your goals in real estate. We can talk about numbers and research all we want,but we also have to overcome whatever emotional thing we each face that is getting in our way. I share what I think mine was and how I handled it.

Some have suggested that there could be some great deals on real estate in Rio after the olympics. I don't think it is quite that simple and we will discuss this subject.

Another tool to help focus on the right kind of investing I love data. Data is good. Every little piece of information we can get our hands on is just one more great little tool to help us make the best possible decisions. Today, we are going to talk about a list from the National Association of Realtors that lays out the metro areas where the greatest number of renters can qualify to buy. However, they went one step further and also pulled out those areas where the economies are growing. So what we end up with is a list of the most growing metro areas where renters can still afford to buy. Things to look for into todays list are communities that also cross over with other lists we have looked at where we explored the areas with the greatest return on investment or areas most attractive to one segment of the market or another. There are a couple of things you can use this data for to help you make strategic decisions about where, when and how you might want to invest in these areas. Forget the fundamentals at your own peril! I was reminded this last weekend of the importance of the fundamentals. In my travels, I came across a property that had been on the market far longer than it should be. Once I got inside, it was clear why the home had not sold. It was also clear that if the listing agent had an honest conversation with the seller, those issues could be dealt with and the place would sell in short order, for over asking price. We will take some time to chat about those fundamentals and how important they are no matter how hot your market might be. Townhomes are making a resurgence, we will talk about whether that is a good or a bad thing. House prices are up. Personal income is also up, but we will discuss why that is not completely good news.
