In todays show we are going to go over a few locations that can be a good thing - but also too much of a good thing! It is all about finding the sweet spot in real estate. So before you make that purchase, be thinking about how the things you cannot change about the property will effect your ability to sell it down the road. As a seller, this list can help you focus the attention of buyers on the best qualities of your home and really expose what makes your home fantastic!

We will also discuss what is holding back non-homeowners (IE: potential buyers!) from jumping into the market place. We can use this info to try and figure out ways to draw these folks in by addressing their worries ahead of time in how me market our homes.

Home prices took another jump in the usual places.

The Fed has specifically come out and said that negative interest rates are on the table. This should concern you. It is bad.

I also wonder into the weeds regarding the presidential election. Yeah, sorry about that.

There is a new way to get yourself into home ownership. A company is offering a service where they purchase the home you want then rent it back to you for some agreed upon period. At the end of that period, you get to buy the home.

While this is a great idea, the concept of doing this yourself has been around forever! For those times when the seller simply cannot afford to rent to you and needs to completely cash out, this service might be good to use. However, there is a much better deal to be had if you can find the right landlord/seller and negotiate the same kind of arrangement yourself! But in that case, all the extra money you save is yours!

In todays news, we find that the Feds are going to require that the luxury market is so full of anonymous all cash buyers that are LLCs that they are gong to require the names of the officers of the LLC be revealed. Right now, they are focused on Miami and New York where apparently, a considerable number of the buyers in those luxury markets are in fact LLCs. So much so that there is a concern that this will pop a luxury market bubble in those areas!

Also, Zillow is reporting that lending rates are now below what they were before the fed raised interest rates. Good news for folks looking for amazing rates for that upcoming home purchase!

Some interesting rumblings lately about the possible pension bubble! There are reports that pensions are about to do a lot of selling on the stock market and that could spell the beginning of the end.

We will talk about that and discuss how it might effect real estate in those areas. Plus, we will run down the top 10 list of cities with the highest levels of unfunded liabilities with their pensions. These numbers will blow your mind!

More data that seems to contradict itself - we try to set it straight!

We are going to talk about several topics that seem to be at odds with themselves. Not the least of which focuses on a topic that I have been talking about for over a year and that the big sites in real estate news just now seem to be realizing. That is that creating buyers is not the solution to our problem - but are the only solutions that have been implemented.

In fact, the actions we have taken over the last couple of years are just reproducing the exact same scenario that got us in trouble last time. We will also examine the amazing contradiction between home builder sentiment and what home builders are actually doing. PLUS: Millennials are more like the rest of us than the experts thought

As expected, the fed raised rates on Wednesday. Not only did we call that here on the show, we also predicted the amount that rates were increased.

I will also share the latest on my own personal real estate dealings from looking for a new place to the recent wrinkle in my plan to sell my current home.

It ends up that, as we explained on this show, Millennials are not that different after all. Recent data shows that buyers are - as they have been - still looking for bigger homes. This data includes Millennials who currently make up the largest portion of buyers.

Also, Amazon has done it again. This time they delivered a package to a real customer with a drone - a first. This is another example of the employment revolution that I expect us to see in the coming years.

How will the second industrial revolution and things like Amazon Go effect unemployment and real estate?

Some interesting news came out recently regarding Amazon Go. This is another example of how automation is revolutionizing the face of employment - and it is already here! The store is in "Beta" for all Amazon employees. It is located at 2131 7th Ave, Seattle, WA. They are set to open the store to the public in early 2017. We will discuss this remarkable innovation and try to look ahead to the impact on the employment world - because this one is a HUGE game changer!

We will also review some of the other big news in the world of automation that help to set expectations for what we will likely see in the future. Of course, if it effects employment, it effects real estate. If buyers, sellers, investors and real estate entrepreneurs want to work out what is coming down the road, then being ready for this second industrial revolution is going to play a big part.
