Existing home sales may be up, but the reason is up for debate

Existing home sales took a big jump in January, but I am going to offer an alternate explanation than what the press seems convinced of. Plus, we can also talk about mortgage applications - since that is one way to tell the future a little bit in terms of sales over the next month or so.

All cash deals have increased. We will discuss that a bit. We will also review some investment advice I gave out back when all the talk was about the Olympics and the opportunities presented by that.

Investing in a condo might not be the best way to go

The folks at biggerpockets published an article about the downsides of investing in a condo. We are going to review those, plus expand that list with some of the rebelbrokers experiences in the area. Does this mean you should never invest in a condo? No, but as a guy who owns an investment condo, you REALLY need to do your homework.

We will also take a few minutes to chat about peak rent and how the increase in available apartments could impact your property for rent, no matter what type it is.

I am a fan of the lease option. It can be a great way to dodge the sellers market crush of buyers and get yourself into a property without having to come up with tons of money right up front. I like using it when I can and for many buyers out there, it is a great tool to know how to use. However, it does have a few items worth knowing about that could throw a wrench into the work. San Francisco is going to tax properties in the city to pay for junior college

The city of San Francisco has created a new transfer tax that will be used (very partially) to pay for junior college tuition - for anyone - well, anyone that has lived in the city for at least 1 year.

While we can debate whether or not the government taking money from one group and giving it to another to provide a free college education on some other occasion, what we are most interested today is what this will likely do to the real estate market in San Francisco.

Today, we check out some great numbers from the folks over at HomeUnion. This is their report that takes properties purchased 1 year ago and they look at the yield on those properties over this last year. It is a great way to get calibrated to where investment dollars are working hardest for investors.
