We have talked about the cost of homes and where buyers can expect to pay the least or perhaps expect the greatest increase in home value. However, we have not looked at real estate investing from the standpoint of what areas have the highest average capitalization rate - or 'cap rate'. In very simplified terms, you can think of the cap rate as the percentage return on the money you have invested in a property. Of course, we want our money to work hard for us - that is why you cant a higher cap rate. What is most interesting is that if I asked you to guess what areas have the highest cap rate - you would most likely be wrong!
